Everything about this object

With roughly 10 kilometers of shared border with Germany, Rafz is the largest municipality in the Rafzerfeld region. Excellent transportation connections to Bülach, Zurich Airport, Winterthur, Zurich, and Schaffhausen have led to a nearly 70% population increase over the past 30 years. Today, Rafz is home to around 4,700 residents. Despite this growth, Rafz has remained an active and charming village, beloved by its residents.

Local shops provide all daily necessities, and a variety of restaurants, diverse businesses, and a well-functioning infrastructure contribute to a high quality of life. The wonderfully preserved landscape of the Zurich Lowlands, which extends across the Rhine River into the Black Forest, and about 40 local clubs and organizations offer plenty of opportunities for recreational and cultural activities.

For centuries, agriculture and viticulture have been central to Rafz's identity. Today, approximately 50% of the land is still used for farming, with about 20 hectares dedicated to vineyards that produce the grapes for the famous Rafz wines. In addition to various festive events, the triennial autumn fair is a major highlight for the community and the region.

A Brief History of Rafz

Rafz was first mentioned in a deed of gift from the year 870, issued by King Louis the German, a grandson of Charlemagne. To secure "the salvation of his own soul and that of his ancestors," he transferred the possessions of Odilloz in Rafz to the Rheinau Monastery. Over time, the ownership of the settlement changed hands through various exchanges and transactions.

In 1496, the lower jurisdiction was sold to the city of Zurich. From then on, the Zurich bailiff in Eglisau was responsible for the inhabitants of the Rafzerfeld. The high jurisdiction remained with the German Counts of Sulz. The three red peaks at the bottom of the Rafz coat of arms symbolize their family crest. These counts led eventful and lavish lives, and the aftermath of the Thirty Years' War also heavily burdened the House of Sulz. Consequently, they were forced to sell the high jurisdiction to the city of Zurich in 1651. Since then, the Rafzerfeld has been part of the Canton of Zurich and the Swiss Confederation.

This unique apartment is ideal for singles or couples with a flair for the extraordinary.

The building, originally constructed in 1963 for a construction company, was converted into apartments and houses in 2005. The former construction office was turned into a semi-detached house for families, the old warehouse was transformed into apartments with a loft atmosphere on the upper floor, and the former doctor's house became a charming, comfortable apartment building.

House number 14 has only two units, which offers several advantages and ensures a harmonious living environment.

Upon entering this apartment, you'll be captivated by the overwhelming first impression. The spacious entrance area leads to two rooms. The bedroom, with a walk-in closet, faces east, while the office faces north. Both rooms are bright and generously sized. The unique feature of this property is that both rooms are open to the ceiling, creating a one-of-a-kind loft-like feel. While the rooms could be enclosed if needed, doing so would diminish the unique charm of this loft apartment.

The inviting bathroom, with a shower, toilet, double sink, and a large Jacuzzi tub, has a very elegant design. A practical built-in cabinet provides valuable storage space. The glass ceiling is an exceptional and beautiful solution that ensures privacy.

Next to the bathroom is a storage room that is used as a laundry room, an added convenience for daily life.

The modern, timeless kitchen offers plenty of cabinets and storage, along with a spacious cooking island. It's fully equipped with a refrigerator, dishwasher, large sink, ceramic glass cooktop, oven/steamer, and an easy-to-clean stainless steel countertop, leaving nothing to be desired for preparing wonderful meals in abundant daylight.

A major highlight is the huge living and dining area with a stunning glass facade facing west. From here, you can enjoy beautiful sunsets and have ample space for entertaining guests. The balcony, equipped with a sun awning, is a pleasant size and offers a charming view of the greenery.

The apartment is top-class and was designed with great attention to detail, taste, and style. The seamless flooring throughout the entire apartment is visually appealing and offers a major benefit in terms of easy maintenance. The various concrete elements are a nod to the building's past as a warehouse. These old, existing features have been exceptionally integrated into the new design.

The apartment building is heated by an air-to-water heat pump, with heat distributed through underfloor heating. The windows are double-insulated wood-metal. The balcony features a practical sliding door and a sun awning, with some of the blinds being electrically operated.

A large private cellar in the basement is part of the apartment, and three underground parking spaces—one of which is slightly smaller—can be purchased for an additional CHF 90,000.00.
