Sagipark was created in 2023 on the grounds of the former Surbeck sawmill at the southern village entrance of Hettlingen: 33 apartments, five semi-detached single-family homes and one single-family home, designed by an architectural firm from the village. The building structures adopt the position, form and volumetry of the Hettlingen village typology — large-volume gabled roofs, wooden facades, a deliberately restrained roof landscape. This apartment is not located on Schaffhauserstrasse, but in the recessed building body toward the established core zone, with distance to the nearest building.

The house comprises only three residential units — one per floor. The ground floor belongs to this apartment alone: no neighboring party on the same level, no shared apartment dividing wall. Instead, windows on all four sides of the building. In the morning the sun is at the dining room, at midday on the terrace, in the evening in the large room on the west side.

From the living room you step directly outside: first onto the covered forecourt of approximately 14 m², which remains usable even in rain and midday heat, then onto the terrace and into the garden of approximately 145.7 m². The garden is level, well-established and faces the green side — a view into greenery instead of onto the facade opposite.

Inside, the apartment is vintage 2023 and accordingly nearly new: flooring, open kitchen with cooking island, dark stone countertop and partially handle-free fronts, a bathroom with bathtub and double sink as well as a second wet room with shower and WC. In the entry a spacious built-in wardrobe. The hallway distributes to three bedrooms, two bathrooms and the living room/kitchen.

Heating is provided by a ground source heat pump via underfloor heating: no oil, no gas, no heating renovation on the horizon. A photovoltaic system is on the roof, charging management for electric vehicles exists in the underground garage, and the apartment is connected with fiber optics.

The apartment includes two spaces in the underground garage — the two best in the house, one of which is notably oversized due to the garage layout. The garage entrance is located on Mitteldorfstrasse for reasons of village character protection; the site itself is accessed internally via footpaths.

A ground floor with elevator, everything on one level, no stairs to climb in everyday life, the garden directly at the living room and kindergarten, school facility, Volg as well as bus stop within a few minutes' walk: the apartment works for a family just as well as for a couple wanting to downsize from a house without sacrificing their own outdoor space.

Hettlingen train station is approximately 1 km away. From there the S12 and S33 run — Winterthur in approximately five minutes and Zurich within 30 minutes, plus the night connection SN3. Zurich Airport is approximately 15 km away. Within 5 minutes you are also at the Oberohringen motorway exit.
